1 Educate

Asbestos fibres are strong, durable, and non-combustable – three traits that lead to asbestos being used extensively in building construction from the 1920s–90s. Unfortunately, it has since been learned that if these microscopic fibres become airborne, they could be inhaled into the lungs and cause serious health problems.

2 Assess

Only a professional can properly assess and safely remediate any asbestos-containing materials. Attempting to remove asbestos without taking proper precautions can subject you to serious health (and liability) risks, and should not be attempted.

3 Avoid

Asbestos becomes dangerous when it is airborne. If you are aware of the presence of asbestos in your home or business, avoid doing any maintenance or renovations that may cause the fibres to become airborne. This includes cutting drywall, drilling into walls, or other similar construction projects.

Buying or Selling Property with Asbestos

Finding out that the house or commercial property you plan to buy or sell contains asbestos does not mean you should walk away from the deal!

Remember, asbestos is inert and is considered harmless as long as it is encased in something. However, if these microscopic fibres become airborne (as can happen during renovations, for example) they could be inhaled into the lungs and cause serious health problems.

There are a few things you can do as a Buyer or Seller to make sure that when you are ready for the deal to close, everything goes through smoothly.

Tips for the Seller:

If you plan to renovate or repair the property before you put it on the market, remember to be safe and have high-risk areas tested for the presence of asbestos before you begin cutting and drilling away.

  • Get Inspected – Only a dedicated professional can properly assess and determine whether asbestos is present on your property. It is critical to remove the material safely, for yourself, any workers, and the future inhabitants of your home or business.   • Wait to Work – If it is determined that you have asbestos on your property and you would still like to renovate before you sell, hire a dedicated remediation company to extract and dispose of the hazardous material safely before you begin working. You can do a lot of harm to both the property and your health if you end up projecting airborne asbestos fibres into every nook and cranny of your property by simply drilling and cutting away.
  • Safety First – Using paper ventilator masks and cheap eye protection from a hardware store is not adequate protection for you or any workers when dealing with asbestos remediation: professional equipment and training is a must! Finally, if you hire someone who refuses to keep themselves safe (“it’s okay, I’m a smoker so my lungs are toast anyways” is not an uncommon saying), consider that your own health might not be top-of-mind either.

Tips for the Buyer:

It’s not uncommon to find asbestos-containing building materials in our area. Buying real estate that contains asbestos doesn’t mean you should immediately walk away! As the Buyer, you have a few options to consider:

  • accept that asbestos is present on the property and go ahead with the deal (at a reduced cost, hopefully)
  • request that the seller isolate, seal, or encapsulate any asbestos-containing materials or areas
  • request that the seller remove all asbestos-containing materials (and insist that the work is performed by a professional company who are trained to remediate asbestos safely)
  • walk away from the purchase

Removing asbestos is not a trivial process, so ensure the price of the property reflects the amount you will spend to abate any hazardous materials. Asbestos remediation is well worth the investment if you plan to live in or operate out of the property for at least a few years (especially when you consider the safety of your family or employees).

  • Get Inspected – All property transactions should consider using a house inspector to find any potential problems, including areas contaminated with asbestos. Keep in mind, however, that an inspector typically does not have the training or equipment to assess all asbestos that is present, and may not be specifically looking for asbestos-containing materials.
  • Trust the Pros – If you suspect the property you are considering may contain asbestos, hire professionals who are trained in assessing, testing, and remediating asbestos to provide you with the information you’ll need to proceed. What is Asbestos?

Asbestos is a naturally occurring mineral that has been utilized for thousands of years. The mineral fibres are very strong, flexible and heat resistant – and as an added bonus, asbestos is a poor conductor of electricity.

Commonly added to a variety of building materials between the 1920s and the 1990s (including in pipe insulation, roof shingles, and ceiling texture), asbestos was a diverse and advantageous addition to the construction world.

However, the very fibres that make asbestos so strong and durable have also meant its demise. We now know that airborne asbestos fibres have been proven to cause serious health problems when inhaled, and there are now far fewer products today that contain asbestos on the market.

What is Vermiculite?

Like asbestos, vermiculite is also a naturally occurring mineral with various properties that are advantageous to the construction industry.

The main property that makes vermiculite so attractive is its ability to handle very high heat. More importantly, when vermiculite reaches extreme temperatures, it simply changes state rather than combusting. This makes vermiculite an excellent material for insulation, and it can be commonly found in attics or wall cavities throughout Vancouver Island.

Alone, vermiculite has not been shown to be a health risk. However, some brands of vermiculite insulation contain asbestos fibres, which we know can cause serious health concerns if inhaled.

In general, as long as the asbestos-containing vermiculite insulation remains undisturbed, and does not become airborne, there is no cause for concern. If you are planning a renovation or construction project that may disturb the vermiculite insulation, however, you will need to take precautions.

The removal and containment of asbestos is a serious task, and your health and safety should always be the number one priority, regardless of who you hire. Here are a list of questions that may help you determine if the contractor would be a good choice for your project.

  • Do they have special risk insurance? Ask to see the paperwork!
  • How long have they been performing asbestos remediation?
  • Can they provide at least three references from completed jobs?
  • What is the name and transport license number of the company that will haul the hazardous material away?
  • Which disposal facility will the material go to?
